ALTA/NSPS Surveys
An ALTA/NSPS survey is often required in order to obtain title insurance when loans are required to purchase commercial or high value properties. These surveys must be performed by the standards set forth by ALTA/NSPS in order to be certified as an ALTA/NSPS survey. Typically, an attorney or title company will request the survey, provide all of the title information based on a title search, and requests specific items from Table A of the specifications. The surveyor will survey the boundary, all improvements, utilities and any other specified items from Table A. As part of performing this type of survey, the surveyor must examine the title exceptions listed in schedule Bii of the survey requirements. It is possible for easements, agreements, etc. discovered in the title search, to be irrelevant to the subject property. There are many reasons this can occur, but usually it is due to the property being subdivided post creation of the easement or agreement. When possible, any item from schedule Bii deemed to affect the subject property, shall be graphically shown on the body of the plat, labeled with the exception number and record information. The plat will bear a title of “ALTA/NSPS SURVEY PREPARED FOR:” and will include the ALTA/NSPS statement, certified to the title company, lender and purchaser.
