Closing/Mortgage Surveys

Closing/Mortgage surveys, sometimes referred to as loan or inspection surveys, are usually requested by the lender or title insurance company, as part of the purchase of a home or property. The request is usually made by the attorney’s office that will be closing the loan. The surveyor will then survey the property including all improvements, such as buildings, fences, walls, driveways, etc. Any missing property corners shall be reset. Upon completion of the field work, the plat of the survey will be made. The plat is a map of the survey performed. For the purposes of a closing survey, the plat should include the property, all improvements and any encroachments or projections will be shown and noted. In South Carolina, only a licensed professional land surveyor can sign a survey plat. In order to be a true, certified copy, the plat must bear the original signature and impression seal of the surveyor. Many large firms will not perform these types of surveys, due to the possible liability and generally low fees.
