FEMA Elevation Certificate
Flood insurance is often required by lenders and mortgage companies for properties deemed to be within a special flood hazard area. This initial determination is made simply by identifying the property on a FEMA Flood Insurance Rate Map (FIRM). Flood insurance can be a confusing, frustrating, and sometimes even unnecessary expense for homeowners. Some homeowners have even had the experience of living in a home for years, without having flood insurance, only to receive a letter from a new lender after their mortgage was sold, stating they are now required to have it. However, there is an avenue for possible relief from exorbitant premiums, in the form of the FEMA Elevation certificate. The elevation certificate is the main tool of the Nation Flood Insurance Program, used to aid in determining appropriate flood insurance premiums. Information is collected through a field survey of the dwelling, adjacent grades and machinery. That information is then represented on the elevation certificate form. While no outcome is guaranteed, filing the completed form could result in significantly reduced insurance premiums.
